Then why are people buying HOUSES sight unseen? The number of people telling me they used a buyer's agent who never physically inspected the property they bought... it blows my mind. No, you can't take a house for a test drive. But you can walk through it. Photograph it. Film it. Kick the tyres and ask the hard question - does this actually stack up? And yes, a building and pest inspection matters. But a report doesn't tell you how a street feels at 8am on a Tuesday. It doesn't tell you about the neighbour, the noise, the light, the thing you only notice standing in the hallway.
So here's the question to ask before you hire anyone: ❓"𝗗𝗼 𝘆𝗼𝘂 𝗽𝗲𝗿𝘀𝗼𝗻𝗮𝗹𝗹𝘆 𝗶𝗻𝘀𝗽𝗲𝗰𝘁 𝗲𝘃𝗲𝗿𝘆 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗯𝗲𝗳𝗼𝗿𝗲 𝘄𝗲 𝗽𝘂𝘁 𝗶𝗻 𝗮𝗻 𝗼𝗳𝗳𝗲𝗿?"
If the answer is no - or if they fumble the response - run a mile. 🏃
The good operators inspect with a fine-tooth comb. Photos. Videos. Conversations with the selling agent. Conversations with people on the street. They know those streets inside and out. That's not a premium service. That's the bare minimum. Too many out there are running a volume game - clients in, clients out, transact and hope the market bails them out. Property goes up, see you later. Outrageous. Make sure the person in your corner is actually walking through the door.
