Queensland appointment rules
The maximum term for an exclusive or sole agency appointment is 90 days; if you agree to more than 60 days, either party can end it with at least 30 days' written notice, provided it has run for at least 60 days. A shorter initial term keeps your agent accountable. Be careful ending an appointment: if you move to another agent after incorrectly cancelling, you may have to pay two commissions, so get advice before switching.
Lifestyle properties need a different campaign
Acreage, hinterland homes and unique coastal properties don't sell like suburban houses. The buyer pool is smaller, often interstate, and slower to decide. Ask each agent how long comparable properties have taken to sell, how they'll reach interstate buyers, and what they'll do if the first few weeks are quiet.
A realistic agent who sets expectations honestly will usually serve you better than one who promises a quick, high result.
How to choose the right agent
Ask for recent sales in your specific area and property type, not their best result across the region. Ask how their initial price guides compared with final sale prices. And ask who will handle your open homes and buyer follow-up, because on a longer campaign, consistent communication matters.
