Selling on the Central Coast: How to Choose an Agent and What You Should Pay


Selling on the Central Coast? The Central Coast isn't one market. A beachside home in Terrigal, a family home in Killarney Vale, a unit in Gosford and a waterfront property on Brisbane Water attract different buyers and need different agents. Getting that match right is the biggest decision you'll make.
Who's buying on the Coast
A large share of Central Coast buyers come from Sydney, drawn by lifestyle, space and value. That has real implications for your sale. Your agent needs to reach Sydney buyers as effectively as local ones, understand how Sydney buyers compare what they're seeing, and be comfortable negotiating with buyers who may be selling in Sydney at the same time.
Ask each agent where their recent buyers came from and how they market to Sydney. An agent with a strong local database but no Sydney reach may leave money on the table.
What Central Coast agents charge
Commission in NSW is deregulated. Sydney averages around 2.1% and regional NSW often runs 2.5% to 3.5%, and the Central Coast varies considerably by suburb and agency.
Whatever the rate, get the full cost in writing. NSW agents must disclose all commissions, fees, expenses and any rebates or discounts in the agency agreement. Check whether the rate includes GST and whether marketing is bundled or charged separately.
Your rights under NSW law
You have a cooling-off period of one business day after signing an agency agreement, with Saturday included but public holidays excluded. Don't sign a waiver unless you're completely sure. And if the agreement's fixed term exceeds 90 days, you can terminate with 30 days' written notice once the first 90 days have passed, though negotiating a shorter exclusive period upfront is the better protection.
How to choose the right agent
Ask for recent sales in your suburb and price bracket, not their best result across the Coast. Ask how their first price guides compared with final prices over the past year. Be cautious of the highest appraisal: some agents overquote to secure the listing, then spend the campaign lowering your expectations.
Ask about sale method too. Auctions work well in some Coast suburbs and property types, but private treaty is still common. A good agent will explain why their recommendation suits your property, not just their business model.
