Selling in Perth. Perth has been one of Australia's strongest markets, and strong markets breed complacency. When homes sell quickly, it's easy to assume any agent will do. But the difference between a good agent and an average one shows up in the final price, not the days on market.


What Perth agents charge


Perth commission typically ranges from 2% to 2.5%, while rural, semi-rural or less competitive markets usually sit between 2.5% and 3.5%. Rates aren't regulated: agent fees in WA aren't capped, so negotiation is essential.


Budget for marketing on top. Perth sellers typically pay $3,000 to $5,000 in upfront marketing in addition to commission. Ask for an itemised quote and confirm whether the commission rate includes GST.


Perth sells differently


Auctions are far less common in Perth than in Sydney or Melbourne. Most homes sell by private treaty or offers, which puts more weight on your agent's negotiating skill. In an offers process, the agent's ability to create competition, manage multiple buyers and push for a higher final figure is what earns their fee.


Ask each agent how they handle multiple offers, whether they use a set closing date, and how they'll communicate with you during negotiations. Ask for examples where they achieved above the first offer, and by how much.


How to choose the right Perth agent


Look at recent results in your suburb and price bracket. Perth's market varies significantly across the metro area, and an agent who knows your pocket will price and position your home better.

Be wary of the highest appraisal. In a rising market, overquoting is easy to disguise, but it still costs sellers when the campaign stalls. Ask agents to justify their figure with specific comparable sales.

Don't choose on commission alone. An agent charging 2% who sells for $780,000 leaves you with $764,400, while one charging 2.5% who achieves $820,000 leaves you with $799,500. What matters is what ends up in your pocket.


Finally, read the agency agreement carefully: the length of the exclusive period, termination terms, and whether you'd owe commission if you found the buyer yourself.
