Overpaying for property is very easy to do. The moment an agent knows your ceiling, the negotiation is over - you’re just working out how long it takes to get there. Everything after that is theatre. The rest of the list is the same problem in different clothes: comparing to the asking price instead of comparable SALES, running out of options and calling it certainty, and being the only person in the room with feelings about the kitchen.
A Real Estate Agent works for the seller. That’s not a criticism, it’s the job description.
