Vendor's Advocate Queensland

What is a Vendor's Advocate?
We negotiate against selling agents every week. Now we'll do it for you. A Vendor's Advocate works for Toowoomba sellers, and only the seller. We don't list your property or sell it - we choose the agent who does, and we make sure the campaign is run in your interest rather than theirs.
We negotiate against selling agents every week on behalf of buyers. Now we’ll do it for Queensland sellers. A Vendor’s Advocate is engaged by you, the seller, to act in your interest. We don’t list or sell your property. We choose the agent who does, and we make sure your campaign is run for your result, not the agent’s convenience.
Queensland is not one market. A Gold Coast beachfront apartment, a Moreton Bay family home and a Toowoomba Queenslander sell to different buyers, through different agents, often by different methods. We match your property with the agent who genuinely performs where you are.
Why use one in Queensland?
-
Takes the stress and emotion out of selling
-
Saves you weeks of chasing agents and appraisals
-
Independent advice from first appraisal to settlement
-
Finds the agents who genuinely perform in your area, judged on their actual sales
-
Negotiates a fair commission structure. Queensland has no set commission rate, so terms are always open to negotiation
-
Gets the sale method right for your property: auction, private treaty or expressions of interest
-
Presents your home to the market properly, with the marketing budget spent where it moves the price
-
Keeps selling and property management separate: a good or bad experience with an agency’s rental team tells you nothing about how well they sell
-
Available across NSW, QLD, VIC and WA
-
Agent Select comes at no direct cost to you: the agent we select pays our fee, and we tell you the amount before you sign
Choosing an agent is the most expensive decision in your sale. What's different in Queensland?
-
Seller disclosure. Queensland sellers must now give buyers a disclosure statement and prescribed certificates before a contract is signed. We make sure your agent and solicitor have it ready, so it doesn’t delay your campaign.
-
Your agent appointment form. The appointment you sign sets the commission, marketing costs and how long the agency runs. We review it before you sign, not after.
-
Interstate demand. Buyers from Sydney and Melbourne play a big part in many Queensland markets. We check your campaign reaches them.

Queensland FAQ's.
Do I still need a real estate agent if I use a Vendor’s Advocate?
Yes. The agent markets and sells your property. We help you choose the right one, negotiate their terms and make sure they work hard for you through the whole campaign.
What does a Vendor’s Advocate cost in Queensland?
Agent Select comes at no direct cost to you, because the agent we select pays our fee and we tell you the amount before you sign. Sale Managed, where we support you right through to settlement, is a fixed fee of $3,500.
Is there a standard commission rate in Queensland?
No. Commission in Queensland isn’t set by law, so it’s always negotiable. It varies by area, property type and agent. We know what’s fair in your market and negotiate it for you.
What do I need to have ready before I sell in Queensland?
Queensland sellers must give buyers a disclosure statement and prescribed certificates before a contract is signed. Your solicitor or conveyancer prepares these, and we make sure everything is ready before your campaign starts so it doesn’t hold up a sale.
Can you help if I’ve already signed with an agent?
Often, yes. Sale Managed support can start mid-campaign, and we can review your agency appointment to explain where you stand before you go further.
I live interstate. Can you manage my Queensland sale?
Yes. Many of our Queensland clients live in Sydney, Melbourne or overseas. We act as your eyes and ears on the ground, from agent interviews to inspections, offers and negotiation.
Do you cover areas not listed here?
We work across Queensland. If your area isn’t listed, book a call and we’ll tell you how we can help.
There are two ways we can help you sell
Agent Select. We appraise your property independently, shortlist the best-performing local agents, interview them on your behalf and negotiate their commission and marketing terms. You choose the agent with the full picture in front of you.
Sale Managed. Everything in Agent Select, then we stay beside you through the whole campaign: marketing sign-off, buyer feedback, offers, negotiation and contracts, through to settlement.
Envisage Property may receive a referral fee from the selling agent you appoint. We tell you in writing, including the amount, before you sign anything.
