Vendor's Advocate Brisbane

What is a Vendor's Advocate?
We negotiate against selling agents every week. Now we'll do it for you. A Vendor's Advocate works for the seller, and only the seller. We don't list your property or sell it - we choose the agent who does, and we make sure the campaign is run in your interest rather than theirs.
In Brisbane, the best agent for an inner-city auction is rarely the best for a bayside or north-side family home, so we match the agent to your street, not just your suburb.
Why should you use one?
-
Takes the stress and emotion out of selling
-
Saves you weeks of your own time chasing agents and appraisals
-
Independent representation from first appraisal to settlement
-
Finds you the agents who genuinely perform in your area
-
Negotiates a fair commission structure
-
Gets the method of sale right for your property - auction, private treaty or expressions of interest
-
Presents your home to the market properly, with the marketing budget spent where it moves the price
-
Never choose your Real Estate Agent based on a good or bad experience as a Property Manager - they are not one in the same.
-
Services NSW, QLD, VIC and WA

'Agent Select' is no cost to you (paid by the Agent we select)
Choosing an agent is the most expensive decision in your sale.
Choosing a selling agent is the biggest decision in your sale, and most Brisbane sellers make it after two or three appraisals and a gut feel. A vendor's advocate changes that. We assess your property independently, compare the agents actually getting results in your suburb, and negotiate their fee and marketing before you commit.
Why Brisbane sellers use a Vendor's Advocate.
Brisbane is not one market. A character home in the inner north, a bayside house in Wynnum and a family home on the northern fringe attract different buyers, suit different sale methods and need different agents. The agent who tops the sales tally in one suburb can be the wrong pick two suburbs over.
We help you answer the questions that move your sale price:
-
Which agents are actually selling homes like yours, and for how close to the asking price?
-
Auction, private treaty or expressions of interest — which suits your property and suburb right now?
-
Is the proposed commission and marketing spend fair for your area?
-
Is the appraisal you've been given realistic, or pitched high to win the listing?

Brisbane FAQ's.
Do I still need a real estate agent if I use a vendor's advocate? Yes. The agent markets and sells the property. We help you choose the right one and make sure they're working hard for you.
Can you help if I've already signed with an agent?
Often, yes. Sale Managed support can start mid-campaign, and we can review your agency agreement before you go further.
There are two ways we can help you sell
Agent Select. We appraise your property independently, shortlist the best-performing local agents, interview them on your behalf and negotiate their commission and marketing terms. You choose the agent with the full picture in front of you.
Sale Managed. Everything in Agent Select, then we stay beside you through the whole campaign: marketing sign-off, buyer feedback, offers, negotiation and contracts, through to settlement.
Envisage Property may receive a referral fee from the selling agent you appoint. We tell you in writing, including the amount, before you sign anything.
Book a free call here. We'll tell you what your property is likely worth, which agents are getting results near you, and whether a vendor's advocate makes sense for your sale.
