Vendor's Advocate Moreton Bay

What is a Vendor's Advocate?
We negotiate against selling agents every week. Now we'll do it for you. A Vendor's Advocate works for the seller, and only the seller. We don't list your property or sell it - we choose the agent who does, and we make sure the campaign is run in your interest rather than theirs.
With Brisbane buyers moving north and new agencies opening across Moreton Bay, we separate the agents with genuine local results from the ones chasing listings.
Why should you use one?
-
Takes the stress and emotion out of selling
-
Saves you weeks of your own time chasing agents and appraisals
-
Independent representation from first appraisal to settlement
-
Finds you the agents who genuinely perform in your area
-
Negotiates a fair commission structure
-
Gets the method of sale right for your property - auction, private treaty or expressions of interest
-
Presents your home to the market properly, with the marketing budget spent where it moves the price
-
Never choose your Real Estate Agent based on a good or bad experience as a Property Manager - they are not one in the same.
-
Services NSW, QLD, VIC and WA
-
'Agent Select' is no cost to you (paid by the Agent we select)
Choosing an agent is the most expensive decision in your sale.
Moreton Bay has changed fast. The rail line to Kippa-Ring, the university campus at Petrie and years of new estates have brought a wave of Brisbane buyers north. That's good news for sellers, but it also means more agents competing for listings, and more variation in who actually gets results.
A vendor's advocate sits on your side of the table. We appraise your home independently, compare the agents selling homes like yours in your suburb, and negotiate their commission and marketing before you sign.
Why Moreton Bay sellers use a Vendor's Advocate.
The region covers very different markets. A beachside unit in Scarborough, an older home on a big block in Kallangur and a near-new house in a Warner estate sell to different buyers. The right agent knows your buyer pool, not just your postcode.
-
Agent choice: we look at real sales results, not appraisal promises.
-
Pricing: we tell you what your home is likely worth before agents pitch you a number.
-
Fees: we negotiate commission and marketing on your behalf.
-
Campaign support: with Sale Managed, we're beside you through offers and contracts.

Brisbane FAQ's.
Is Moreton Bay part of Brisbane?
It's its own council area, the City of Moreton Bay, but sits within Greater Brisbane. Many buyers here are relocating from Brisbane suburbs, which shapes how homes should be marketed.
What does a vendor's advocate cost?
It depends on the service you choose. See the disclosure below and we'll confirm everything in writing before you commit.
There are two ways we can help you sell
Agent Select. We appraise your property independently, shortlist the best-performing local agents, interview them on your behalf and negotiate their commission and marketing terms. You choose the agent with the full picture in front of you.
Sale Managed. Everything in Agent Select, then we stay beside you through the whole campaign: marketing sign-off, buyer feedback, offers, negotiation and contracts, through to settlement.
Envisage Property may receive a referral fee from the selling agent you appoint. We tell you in writing, including the amount, before you sign anything.
Book a free call here. We'll tell you what your property is likely worth, which agents are getting results near you, and whether a vendor's advocate makes sense for your sale.
1
Agent Select
For sellers happy to run the campaign themselves, but who want to be certain they're picking the right agent at the right price expectation.
-
Independent appraisal, using the same comparable-sales analysis we run for buyers

(Share of agent's fee. No cost to you. Negotiated with agent & disclosed in writing before you sign anything.)
