A house and land package can be a great way to get the home you desire and start your property journey minus the hassle of finding your own block separately.




A house and land package allows you to parcel your block and home together in one purchase so you can get the home and location you want minus the stress. Here's what to consider;


Keep in mind as you shop for house and land packages, so the right decision is much easier.

1. YOUR LOCATION

Consider the specific location of your package; how close is it to the things that matter in your life. If you have kids, what are the schools in the area like? What about things such as shops and public transport? Also consider property trends in the area; can you expect the value of your block to appreciate over time?


2. COSTS

Once you’ve found the block of land for you, you’ll want to make sure you can comfortably afford not just the land itself, but the home you’d like built on it. Find out from the builder what costs are included with your price quote and what might end up costing you extra. For example, your home may come with standard high ceilings, but if you want higher or vaulted ceilings, you should expect to pay quite a bit more. Any reputable builder should be able to provide you with a detailed breakdown of your costs, materials, and other information on fixtures and finishes.


3. CONSTRUCTION TIMELINE

Another important consideration for purchasing a house and land package is the proposed construction timeline from the builder. How many months will it be until you can expect to move into your new home? Make sure that you get this timeline in writing. You’ll also want to find out more about the specific construction process and what to expect in regards to inspections and walk-throughs before you move in.


4. BUILDER REPUTATION AND EXPERIENCE

There are so many different home builders out there, and unfortunately, they don’t all have your best interests in mind. Take time to shop around for the builder that’s right for your needs. Read reviews and testimonials from people who have used the builder you’re considering, and ask them specifically for referrals and about how long they’ve been in business. This can help you make the right choice.


5. DESIGN OPTIONS AND EXPECTATIONS

When it comes to new homes, builders can vary in regards to how many different floor plans and design choices they make available for any given block or development. Make sure your builder will deliver what you expect within your price range before you sign on the dotted line!
